DHL Supply Chain India Private Limited has strengthened its warehousing footprint in Bengaluru by leasing a 2.4 lakh sq ft commercial property in Hoskote for a five-year term. According to property registration documents accessed by CRE Matrix, the lease carries an estimated total rent of ₹37.03 crore over the rental tenure. The transaction highlights the continued demand for large-format logistics facilities in Bengaluru’s emerging warehousing corridors.

The property has been leased from Saviraj Logistics and is located in a commercial building in Ekarajapura village, Hoskote Taluk, Bengaluru Rural district.

What are the key details of DHL Supply Chain’s Bengaluru warehouse lease?

Under the registered lease agreement, DHL Supply Chain India will pay a monthly rent of ₹56.4 lakh for the 2.4 lakh sq ft chargeable area. This translates to a starting rental of ₹23.50 per sq ft per month.

The transaction also includes a security deposit of ₹2.25 crore. Furthermore, the monthly rent includes common area maintenance (CAM) charges, as specified in the lease agreement.

The lease agreement was registered on July 10, 2026. The lease commenced on August 1, 2026, while the rent commencement date is November 1, 2026.

How does the rent-free period affect the lease?

DHL Supply Chain will receive a three-month rent-free period at the beginning of the lease. The rent-free period runs from August 1 to October 31, 2026, allowing the company to occupy the facility before rental payments begin.

Consequently, rental payments will start from November 1, 2026.

The agreement also includes a three-year lock-in period. Therefore, DHL Supply Chain remains contractually committed to the property during the initial three years of the five-year lease, subject to the terms of the agreement.

How will the rent increase over the five-year lease?

The lease provides for a 4.5% annual rent escalation. Starting at ₹56.4 lakh per month in the first year, the monthly rent will increase to approximately ₹58.94 lakh in the second year, ₹61.59 lakh in the third year, ₹64.36 lakh in the fourth year and ₹67.26 lakh in the fifth year. As a result, the monthly rental obligation will rise progressively over the five-year lease term.

Considering the three-month rent-free period followed by rental payments from November 1, 2026, through October 31, 2031, the total rent payable is estimated at approximately ₹37.03 crore.

This calculation assumes that the 4.5% annual escalation applies after every 12 months of rental payments. It excludes the refundable security deposit of ₹2.25 crore.

Why is Hoskote emerging as a logistics and warehousing hub?

Hoskote has increasingly attracted logistics and industrial occupiers because of its connectivity to major road corridors and its access to Bengaluru’s wider consumption and manufacturing markets.

Moreover, the eastern Bengaluru location gives logistics operators access to important industrial and urban demand centres. As companies expand their distribution networks, large-format warehouse facilities in strategically located peripheral markets are becoming increasingly important.

DHL’s latest lease therefore adds to the activity taking place across Bengaluru’s warehousing market.

The DHL transaction follows other large warehouse deals involving major occupiers.

In April 2026, Amazon Seller Services Private Limited sub-leased 2.78 lakh sq ft of warehouse space in Bengaluru Rural district from Assetz Industrial Parks Private Limited, a group company of Singapore-based AGP. According to property documents accessed by CRE Matrix, Amazon agreed to pay a monthly rent of nearly ₹73 lakh.

The facility is located at Billanakote Village, Sompura Hobli, Nelamangala Taluk, and carries a nine-year lease term. The agreement also provides for a two-month, 15-day rent-free period.

As a result, Bengaluru continues to see large occupiers secure warehouse capacity across its peripheral logistics corridors.
