Amazon Leases 2.8 Lakh Sq Ft Warehouse in Bengaluru’s Nelamangala Corridor

Amazon India has leased nearly 2.8 lakh sq ft of warehouse space in Bengaluru’s Nelamangala industrial corridor, according to documents accessed by CRE Matrix. The transaction highlights strong demand for large logistics and fulfilment infrastructure from e-commerce companies. India’s warehousing and logistics real estate market continues to witness steady growth across major cities. Several companies are expanding supply-chain networks to improve delivery efficiency and fulfilment capacity. Bengaluru remains one of the country’s most active warehousing and industrial markets.

Deal Details

Amazon Seller Services Private Limited took on a sub-lease of a warehouse facility known as B900 from Assetz Industrial Parks. The total leased area stands at 2,78,037.2 sq ft. Amazon will pay an initial monthly rent of ₹72.98 lakh, translating to ₹26.25 per sq ft per month. The agreement was registered on April 7, 2026. The sub-lease has been signed for a period of nine years and includes a 5% annual rental escalation clause.

Lease Structure Highlights Long-Term Expansion Plans

The lease commencement date is January 1, 2026. However, rent payments will start from March 15, 2026. The Amazon warehouse Bengaluru expansion reflects the company’s long-term logistics strategy in India. This structure gives the company a rent-free fit-out period of two months and 15 days before rental payments begin. The transaction also includes a security deposit of ₹4.37 crore. Additionally, the warehouse facility offers 25 truck parking spaces and 150 bike parking slots to support daily logistics and fulfilment operations.”

The warehouse facility is located in Billanakote Village, Nelamangala Taluk, Bengaluru Rural district. Nelamangala has become one of Bengaluru’s top industrial and warehousing corridors in recent years. The area offers strong highway connectivity and easy access to nearby consumption markets. As a result, many e-commerce, logistics, and manufacturing companies have expanded operations in the region. Demand for Grade A warehousing assets has also increased sharply across the micro-market.”
