Mahindra Logistics Expands Warehouse Presence Near Mumbai

Mahindra Logistics has leased a 6,530 sq ft warehouse near Mumbai for five years, according to property registration documents accessed by CRE Matrix. The warehouse is located in Bhiwandi, which continues to emerge as one of India’s leading warehousing and logistics hubs. The location benefits from strong connectivity to Mumbai, Thane, and Navi Mumbai. Therefore, several logistics and e-commerce companies continue to expand their presence in the region.

Lease Deal Includes Rental Escalation and Parking Rights

The company will pay ₹11.28 crore as rent in the first year of the agreement. The lease also includes a rental escalation clause of 4.5% every 12 months. In addition, Mahindra Logistics has paid a security deposit of more than ₹2.82 crore, which is equal to three months’ rent. The property owner is RKJ Shakti Logistics Park LLP.

The agreement also includes a rent-free period of 120 days starting from December 1, 2022. As a result, the effective rent payment period will begin from April. The transaction was officially registered on December 27. Moreover, the company has secured exclusive rights over nearly 1,00,000 sq ft of parking space, which remains important for large-scale logistics operations.

Bhiwandi Continues to Witness Strong Warehousing Demand

Bhiwandi continues to attract warehousing and industrial occupiers due to its strategic location and strong infrastructure. The region houses warehouses operated by e-commerce companies and third-party logistics firms. Consequently, demand for high-quality warehousing assets in the area remains steady.

Meanwhile, Mahindra Logistics currently manages more than 17 million sq ft of warehousing space across India. The company serves over 400 corporate clients across sectors, including automotive, engineering, ecommerce, pharmaceuticals, and consumer goods.

Growing Demand for Warehousing Space Near Mumbai

The latest warehouse lease further reflects the growing demand for organised logistics and industrial spaces across the Mumbai Metropolitan Region. Companies are increasingly focusing on strategically located warehousing hubs to improve supply chain efficiency and faster deliveries. As a result, locations like Bhiwandi continue to attract large occupiers, e-commerce firms, and third-party logistics operators. Strong connectivity, large land parcels, and proximity to key consumption markets have also helped the region emerge as one of India’s most active warehousing destinations.
