Kailash Kher Sells BKC Office for ₹10.75 Crore

Kailash Kher has sold a 2,619 sq ft office unit in Bandra Kurla Complex (BKC), Mumbai, for ₹10.75 crore. According to property registration documents accessed by CRE Matrix, Lakewater Retail Private Limited purchased the office in a transaction registered on September 9, 2026.

What are the key details of Kailash Kher’s BKC deal?

Kailash Kher sold the office for ₹10.75 crore to Lakewater Retail Private Limited. The transaction was registered on September 9, 2026. The office measures 2,619 sq ft and occupies the 7th floor of Trade Centre, Building No. 18, in Bandra East’s BKC business district.

The transaction also includes one car parking space. In addition, the buyer paid ₹64.5 lakh in stamp duty, which represents 6% of the transaction value, according to the registration documents.

How much did Kailash Kher pay for the office?

Kher purchased the BKC office for ₹10.5 crore in November 2025. He has now sold the property for ₹10.75 crore, resulting in a ₹25 lakh difference between the purchase and sale consideration.

This represents a headline increase of approximately 2.4% in less than a year. However, this calculation does not account for stamp duty, registration charges, taxes, and other transaction costs. Therefore, the actual return from the transaction would be lower after factoring in these expenses.

What does the transaction reveal about BKC commercial property?

Kher’s transaction highlights the pricing of premium commercial assets in BKC. The property changed hands within less than a year of its previous purchase, giving the transaction a notably short holding period.

While the difference between the two transaction values remains modest, the deal offers an asset-level view of commercial property pricing in BKC. Registered transactions such as this also help track values across specific buildings and locations.
