Sonu Nigam Sells BKC Commercial Space for ₹18 Crore, Makes ₹3.70 Crore Gain

Bollywood singer Sonu Nigam has sold a 3,082 sq ft commercial office space in Mumbai’s Bandra Kurla Complex (BKC) for ₹18 crore. According to property registration documents accessed by CRE Matrix, Nigam sold the office to SAA Estate LLP in a transaction registered on September 4, 2026. He had purchased the property for ₹14.30 crore in November 2023.

What are the key details of Sonu Nigam’s BKC transaction?

The commercial property is located on the ground floor of Trade Centre, opposite the MTNL Building in BKC, Bandra East, Mumbai. The office has a carpet area of 3,082 sq ft and forms part of a transaction valued at ₹18 crore. The deal also includes two car parking spaces.

Nigam purchased the office for ₹14.30 crore in November 2023 and sold it for ₹18 crore in September 2026. As a result, the recorded sale value is ₹3.70 crore higher than his purchase price. This translates to an appreciation of approximately 25.9%, before accounting for transaction-related expenses, taxes, registration charges, and other costs.

The transaction attracted a stamp duty payment of ₹1.08 crore. Based on the recorded carpet area and consideration value, the deal works out to approximately ₹58,404 per sq ft.

The property changed hands from Sonu Nigam to SAA Estate LLP, with the registration completed on September 4, 2026. The transaction comes as BKC continues to attract investors and occupiers seeking premium commercial office spaces in one of Mumbai’s established business districts.

How does Sonu Nigam’s deal compare with Kailash Kher’s BKC sale?

Kailash Kher also recently sold a commercial office space in the same Trade Centre building. According to property registration details accessed by CRE Matrix, Kher sold his 2,619 sq ft office for ₹10.75 crore.

Kher had purchased the property for ₹10.50 crore in November 2025. Therefore, he sold the office for ₹25 lakh more than his purchase price in less than a year.

Lakewater Retail Private Limited purchased the property, with the transaction registered on September 9, 2026. The office sits on the seventh floor of Trade Centre and includes one car parking space.

The transaction carried a stamp duty of ₹64.50 lakh. Based on the purchase and sale values, Kher recorded an appreciation of approximately 2.4%, before accounting for transaction-related expenses and taxes.

What is the history of Trade Centre in BKC?

Wadhwa Constructions developed Trade Centre as a 10-storey commercial building in BKC. The developer sold office spaces in the building more than a decade ago.

The project received a partial occupancy certificate in September 2008 for the third to tenth floors. It subsequently received another partial OC in October 2008 for the ground floor and part of the first floor.

Trade Centre’s location opposite the MTNL Building places it within BKC’s established commercial office market. The district has emerged as a major hub for corporate offices, financial institutions, professional services firms and premium commercial developments.
