Saif Ali Khan Leases Andheri Office Space to Fintech Firm for ₹22.76 Lakh Monthly Rent

Actor Saif Ali Khan has leased two commercial units at Kanakia Wall Street in Mumbai’s Andheri East to Durva Fintech Private Limited for a monthly rent of ₹22.76 lakh, according to property registration documents accessed by CRE Matrix. The five-year lease covers 5,692 sq ft of RERA carpet area.

What Are the Key Details of the Lease Deal?

The leave and licence agreement was registered on September 29, 2026, for a five-year tenure running from May 10, 2026, to May 9, 2031. Durva Fintech Private Limited, represented by its director Vikaas Mohan Sachdeva, has taken the premises on lease. Meanwhile, Khan has acted as the licensor through his constituted attorney.

The two commercial units occupy a higher floor of Kanakia Wall Street, a commercial building in Chakala, Andheri East. Together, the units cover 5,692 sq ft of RERA carpet area and command a starting monthly rent of ₹22,76,800.

Furthermore, the agreement provides for a two-month rent-free period from May 10 to July 9, 2026. This allows the tenant to carry out interior fit-out work. The rent commencement date is July 10, 2026. The monthly rent will increase by 5% annually throughout the lease tenure.

The agreement also requires the tenant to pay a security deposit of ₹2.36 crore. This is equivalent to more than 10 months of the starting rent. Over the full 60-month tenure, the total rent payable amounts to approximately ₹14 crore or more, excluding applicable Goods and Services Tax (GST).

How Much Did Saif Ali Khan Pay to Acquire the Commercial Units?

According to property registration records, Khan acquired the two commercial units in November 2025 from Apicore Pharmaceuticals Private Limited. Both transactions were registered on November 18, 2025, with the combined acquisition value reported at ₹30.75 crore.

The Index-II records indicate that the two units together cost more than ₹30 crore. The acquisition preceded the latest lease agreement. This allowed Khan to subsequently lease the commercial premises to a fintech company for a long-term rental income stream.

What Other Properties Does Saif Ali Khan Own in Mumbai?

Apart from his commercial real estate investments, Khan owns residential property in Mumbai’s Bandra West, an upscale neighbourhood known for its premium homes and celebrity residences.

He purchased an apartment in the Satguru Sharan building in April 2012 from real estate developer Satguru Builders for ₹23.50 crore, according to property Index-II documents accessed by IndexTap.com. The apartment spans more than 6,500 sq ft.

His latest commercial leasing transaction adds another income-generating asset to his real estate portfolio. Meanwhile, the five-year agreement at Kanakia Wall Street highlights the rental activity in Mumbai’s established commercial districts, where office spaces continue to serve businesses across sectors, including financial services and technology.
