The three-year agreement covers two office units at Commerce Centre in Oshiwara and runs from August 1, 2026, to July 31, 2029.

Rakesh Roshan has leased Units No. 401 and 402 on the fourth floor of Commerce Centre, B-27, off New Link Road, Oshiwara, Andheri West. The two commercial units have a combined area of 5,574 sq ft and include two car parking spaces.
The agreement provides for a 5% annual escalation in rent. The monthly rent will increase from ₹7.3 lakh in the first year to ₹7.6 lakh in the second year. It will further increase to ₹8.05 lakh per month in the third year.
Based on these contracted rates, the property is expected to generate around ₹2.76 crore in rental income over the three-year term. The scheduled rent amounts to ₹87.6 lakh in the first year and ₹91.98 lakh in the second year. It increases to approximately ₹96.58 lakh in the third year.
The initial rent translates to approximately ₹131 per sq ft per month. The agreement also includes an interest-free refundable security deposit of ₹10.95 lakh, equivalent to 1.5 months of the initial rent.

The latest commercial lease follows several other property transactions involving Rakesh Roshan and his wife, Pramila Rakesh Roshan.
In August 2026, the couple leased a residential apartment in Mumbai’s JVPD Scheme for an initial monthly rent of ₹5 lakh. The three-year agreement was registered on August 24, 2026, and carries a 5% annual escalation. It also includes a ₹21.75 lakh security deposit.

That five-year agreement includes an ₹87 lakh security deposit and five car parking spaces. The rent rises from ₹14.5 lakh in the first year to ₹15 lakh in the second year and ₹16 lakh in the third year. It then increases to ₹18.4 lakh in each of the final two years.
Meanwhile, Rakesh Roshan also sold a land parcel in Pune for ₹15 crore. The transaction was registered on December 26, 2025.
