Filmmaker Rakesh Roshan and his wife, Pramila Roshan, have leased out their apartment in Mumbai’s JVPD area. According to property registration documents accessed by CRE Matrix, the three-year agreement could generate total rental income of around ₹1.89 crore. The property is located in Hiralaya Building on N.S. Road. The transaction adds to recent celebrity-linked residential deals in Mumbai.

Deal Details

The property is a flat located on the second floor of Hiralaya Building. Rakesh Roshan and Pramila Roshan have entered into a three-year leave and licence agreement. The agreement commenced on August 15, 2026. The transaction was registered on August 24, 2026.

The starting monthly rent is ₹5 lakh. The agreement includes a 5% rent escalation every year. The security deposit for the property stands at ₹21.75 lakh. The area of the apartment was not specified in the available property documents.

How Will the Rent Increase During the Three-Year Agreement?

During the first year, the monthly rent is ₹5 lakh. This results in an annual rental value of ₹60 lakh. In the second year, the monthly rent will increase by 5% to ₹5.25 lakh. The annual rent for the second year will therefore reach ₹63 lakh.

The rent will increase by another 5% during the third year. The monthly rent will rise to around ₹5.51 lakh. This will result in an annual rental value of approximately ₹66.15 lakh. The total rent payable over the complete three-year period is around ₹1.89 crore.
