Bollywood actor Preity G Zinta has leased a luxury apartment in Mumbai’s prestigious Pali Hill locality, according to property documents accessed by CRE Matrix. The transaction highlights the continued appeal of Bandra’s premium residential market among high-net-worth individuals and celebrities.
The lease agreement came into effect on May 27, 2026, and will remain valid for two years. Under the terms of the agreement, the monthly rent starts at ₹6 lakh for the first year before increasing in the second year.
Deal Details
The apartment is located in the Art Veda building in Pali Hill, Bandra (West). According to the documents accessed, the residence spans approximately 1,500 sq. ft. It comes with an additional 100 sq. ft. parking space.
Preity Zinta has leased the property from MS Union Land and Building Society Ltd. Under the terms of the agreement, she will pay a monthly licence fee of ₹6 lakh during the first year. Subsequently, the rent will increase to ₹6.5 lakh per month for the second year of the lease.
Additionally, the agreement includes a security deposit of ₹27 lakh.
Why Does Pali Hill Continue to Attract Celebrity Residents?
Pali Hill is among Mumbai’s most prestigious residential neighbourhoods, known for its prime location and limited housing inventory. The neighbourhood has long attracted celebrities, business leaders, and affluent homebuyers seeking privacy and connectivity.
Furthermore, the area benefits from proximity to commercial districts, entertainment hubs, luxury retail destinations, and premium social infrastructure. As a result, both ownership and rental demand continue to remain strong.
How Does This Transaction Fit Into Preity Zinta’s Recent Real Estate Activity?
Interestingly, this lease transaction follows a series of residential property deals involving the actor over the past year.
Earlier in 2026, Preity Zinta sold an apartment in Mumbai’s Pali Hill area for ₹18.50 crore, according to property registration documents accessed by CRE Matrix. The apartment had been allotted to her in April 2025 following the redevelopment of her previous residential building.
Notably, this marked her second apartment sale within four months in the same building, Rustomjee Parishram.
Prior to this transaction, she sold a 1,474 sq. ft. apartment on the 11th floor of Rustomjee Parishram in November 2025 for more than ₹14 crore.
What Does This Deal Indicate About Mumbai’s Luxury Rental Market?
The lease indicates the strength of Mumbai’s premium rental market, particularly in established luxury micro-markets such as Pali Hill. High-end residential properties in these locations continue to command substantial rents due to limited availability and strong demand from affluent tenants.
Moreover, celebrity transactions often reflect broader market confidence and underline the enduring attractiveness of Mumbai’s prime residential neighbourhoods. As luxury housing demand remains resilient, premium rental assets in locations like Pali Hill are expected to maintain their appeal among both occupants and investors.
In a recent transaction, Bollywood actress Sonakshi S. Sinha leased her ultra-luxury apartment in Bandra West to the Consulate General for the State of Kuwait for a monthly rent of ₹16 lakh. In another transaction, Akshay Kumar leased out a duplex apartment located in Andheri (West), within the upscale Oberoi Complex on New Link Road.
