Bollywood actress Sonakshi S. Sinha has leased her ultra-luxury apartment in Bandra West to the Consulate General for the State of Kuwait for a monthly rent of ₹16 lakh. According to property registration documents accessed by CRE Matrix, the transaction ranks among the most prominent luxury residential lease deals recorded in Mumbai this year. The agreement was officially registered on May 25, 2026.

Premium Sea-Facing Residence at 81 Aureate

The apartment is located on the 26th floor of 81 Aureate. This is one of Bandra West’s most prestigious residential towers on K.C. Marg. Known for housing celebrities and prominent business leaders, the sea-facing tower remains one of Mumbai’s most exclusive residential addresses. Its premium location, coupled with world-class luxury amenities, continues to attract high-profile occupants seeking privacy and prestige.

The residence offers a carpet area of 4,350 square feet along with an additional 27-square-foot servant’s toilet area. The apartment provides expansive ocean views and premium living spaces designed for luxury residential use.

How Much Rent Will the Consulate Pay for the Property?

The registered Leave and License agreement shows that the Kuwaiti Consulate agreed to pay a monthly rent of ₹16 lakh for the luxury Bandra apartment. Therefore, the total rental value for the 12-month lease tenure stands at ₹1.92 crore. The agreement commences on June 7, 2026, and ends on June 6, 2027. As part of the transaction, the full annual rent was paid in advance at the time of execution.

The lease also outlines operational responsibilities clearly. The actor continues to bear society maintenance charges along with municipal and water taxes. Meanwhile, the occupant is responsible for day-to-day operational expenses, including Common Area Maintenance (CAM) charges, electricity bills, Wi-Fi and telephone services, satellite cable costs, housekeeping, and other utility-related payments.
