Mumbai’s luxury housing market has reached unprecedented heights. According to the joint reportLuxury Housing Report – Mumbai (H1 CY’26), by India Sotheby’s International Realty (India SIR) and CRE Matrix, based on Maharashtra IGR data, homes priced at ₹10 crore and above recorded a transaction value of ₹18,512 crore during H1 CY’26. This makes it the strongest half-year performance on record across both primary and secondary markets. The market also witnessed 957 luxury homes sold, reflecting a 26% year-on-year increase and reinforcing Mumbai’s position as India’s most resilient luxury residential market.

Affluent buyers continue to invest in premium residential assets despite evolving economic conditions. While the report notes that the exceptional pace recorded in H1 CY’26 may moderate in the coming quarters because of the high base and a more cautious market outlook, buyer confidence in the luxury segment remains strong.

How Did Primary and Secondary Markets Drive Record Luxury Housing Transaction Value?

Luxury residential sales touched ₹18,512 crore during H1 CY’26, representing a 12% increase over H1 CY’25. More importantly, this is the highest half-yearly transaction value recorded over the past five years. The report also highlights that transaction value has nearly doubled since H1 CY’21, demonstrating sustained long-term growth in Mumbai’s luxury housing market.

The secondary market also reached a new milestone. Luxury resale transactions generated ₹4,840 crore, the highest half-yearly value recorded since CY’21. Interestingly, the secondary market has consistently contributed around 30% of the total luxury transaction value over the past five years, indicating healthy liquidity and sustained demand for premium resale properties.

Together, H2 CY’25 and H1 CY’26 produced nearly ₹34,000 crore in luxury housing transactions and approximately 1,700 luxury home sales, marking the strongest 12-month period on record.

Why Is Demand for Mumbai’s Luxury Homes Continuing to Accelerate?

Transaction volumes continued to expand alongside value growth. Mumbai recorded 957 luxury home sales across primary and secondary markets during H1 CY’26, compared with 761 units during H1 CY’25. Sales volumes have also increased by 71% since H1 CY’23, while luxury home sales have nearly doubled over the past five years.

Over the trailing 12 months, Mumbai recorded 1,699 luxury home transactions, the highest number ever achieved within a one-year period. According to the report, buyers continue to favour premium residences offering superior specifications, larger layouts and enhanced lifestyle amenities.

Are ₹20–40 Crore Homes Emerging as the Next Growth Driver?

Although homes priced between ₹10 crore and ₹20 crore continue to account for the largest share of sales, the ₹20 crore to ₹40 crore segment has emerged as the fastest-growing category. Sales in this segment increased from 66 units in H1 CY’23 to 156 units in H1 CY’26, representing 136% growth over three years.

Meanwhile, the ultra-luxury segment comprising homes priced above ₹40 crore maintained healthy momentum, recording 41 transactions during H1 CY’26. These trends indicate growing purchasing power among high-net-worth individuals and an increasing willingness to invest in premium and ultra-premium residences.

Has Mumbai’s Luxury Housing Market Entered a Price Consolidation Phase After Four Years of Growth?

Mumbai’s luxury residential prices have increased steadily over the past several years. Average prices rose from ₹54,661 per sq. ft. in CY’21 to ₹75,006 per sq. ft. in CY’25, reflecting nearly 37% growth over four years. However, H1 CY’26 has witnessed a modest consolidation, with average prices easing to ₹72,270 per sq. ft., around 4% lower than CY’25.

Despite this correction, prices remain approximately 32% higher than CY’21, suggesting that the market is stabilising after an extended period of appreciation rather than weakening fundamentally.

Why Are Buyers Increasingly Preferring Larger Luxury Residences?

Demand for spacious residences remains a defining trend in Mumbai’s luxury housing market. Homes measuring 2,000–4,000 sq. ft. accounted for 58% of primary luxury housing sales during H1 CY’26, making this the most preferred apartment size.

At the same time, residences exceeding 4,000 sq. ft. represented only 11% of units sold, yet contributed more than 25% of the total primary luxury sales value, highlighting the significant impact of ultra-premium homes on transaction values.

Why Has Worli Emerged as Mumbai’s Leading Luxury Housing Destination?

Among Mumbai’s luxury micro-markets, Worli delivered the strongest performance. The locality recorded 159 primary luxury home sales during H1 CY’26, nearly 4.5 times higher than the 35 units sold during H1 CY’25. Transaction value reached ₹4,493 crore, representing a 79% year-on-year increase, driven largely by a strong pipeline of luxury launches introduced since 2023.

Other established luxury destinations including Tardeo, Lower Parel, Bandra West, Prabhadevi, Goregaon East, Andheri West, Mumbai Central, Byculla and Santacruz West also remained active. Collectively, the top ten localities contributed 80% of Mumbai’s primary luxury housing transaction value, amounting to ₹10,952 crore during H1 CY’26.

Lower Parel also stood out, with transaction value increasing 79% to ₹1,113 crore, accompanied by a rise in unit sales from 24 to 55 homes.

What Does the Buyer Profile Reveal About Mumbai’s Luxury Housing Market?

The report also offers insights into buyer demographics. The 35–55-year age group accounted for 58% of luxury home purchases during H1 CY’26, while buyers aged above 65 years contributed 12% of total transactions, indicating sustained participation across affluent age groups.

Additionally, many buyers originated from established residential locations outside South Mumbai, including Bandra West, Goregaon East, Juhu, Santacruz West and Andheri West. This pattern reflects an ongoing lifestyle upgrade as wealth creation continues across the city.

Mumbai’s luxury housing market has entered a new phase of maturity. Record transaction values, expanding demand across both primary and secondary markets, growing interest in ₹20–40 crore residences, and sustained activity in premium micro-markets demonstrate the depth of the city’s luxury real estate ecosystem.

While the report expects growth to become more measured following the exceptional performance recorded in H1 CY’26, the market fundamentals remain strong. Healthy buyer confidence, rational price appreciation, and continued demand from high-net-worth individuals are expected to support Mumbai’s luxury residential market in the coming quarters.
