Godrej Properties Acquires 15-Acre Land Parcel in Gurugram for ₹403 Crore

India’s residential real estate market continues to witness aggressive land acquisitions by leading developers looking to expand their project pipelines in high-growth corridors. According to documents accessed by CRE Matrix, Godrej Properties has acquired a 14.8-acre land parcel in Gurugram for ₹403 crore, further strengthening its presence in one of the National Capital Region’s most sought-after residential markets.

The acquisition was completed through Godrej Vestmark LLP, an entity associated with the developer, with the transaction registered in June 2023. In addition to the purchase consideration, the company paid over ₹28 crore towards stamp duty, taking its investment in the site significantly higher. The land parcel was acquired from Microtek Infratech through an outright purchase transaction.

Strategic Acquisition Along the Dwarka Expressway Corridor

The newly acquired site is located in Sector 103, Gurugram, a rapidly developing micro-market that has gained considerable attention due to its proximity to the Dwarka Expressway. Over the past few years, the corridor has emerged as a preferred destination for residential development, supported by improving infrastructure, enhanced connectivity, and growing end-user demand.

The acquisition aligns with Godrej Properties’ broader strategy of expanding its footprint across key urban markets through targeted land purchases. With the Dwarka Expressway transforming into a major residential and commercial corridor, developers are actively securing land parcels to capitalize on future growth opportunities.

While the company has not disclosed the projected development potential of the site, the location is expected to support a premium residential project, given the strong demand trends and ongoing infrastructure upgrades in the surrounding area. The acquisition also adds to Godrej Properties’ growing portfolio of developments in Gurugram, a market that continues to attract both homebuyers and investors.
