Apex Realty Acquires 2.77-Acre Land Parcel in Taloja for ₹32.70 Crore, Highlighting Navi Mumbai’s Growth Corridors

Navi Mumbai’s land market continues to attract strong developer interest as infrastructure-led suburban corridors emerge as the next phase of residential expansion. In the latest transaction, Apex Realty acquired a 2.77-acre land parcel in Rohinjan village, Taloja, for ₹32.70 crore, according to property registration documents accessed through CRE Matrix.

The transaction reflects rising developer confidence in Taloja, a micro-market that has steadily gained prominence due to metro connectivity, infrastructure upgrades, and relatively affordable land pricing compared to more established Navi Mumbai locations. The deal was registered on March 10, with stamp duty of ₹2.29 crore paid as part of the transaction.

Deal Details

The 2.77-acre land parcel, measuring approximately 1.21 lakh sq. ft., is located in Rohinjan village along the old Mumbai–Pune Highway. The parcel was acquired by Apex Realty from Adhiraj Constructions, underlining continued transaction activity in emerging residential corridors across Navi Mumbai.

The acquisition adds to a growing trend of developers securing strategically positioned land parcels in suburban micro-markets where infrastructure development is expected to drive future residential demand.

Why Taloja Is Gaining Developer Attention

Taloja has emerged as one of Navi Mumbai’s fastest-evolving residential destinations, supported by improving social infrastructure and stronger transit connectivity. Its integration with the Navi Mumbai Metro network has significantly improved access to key commercial hubs across Kharghar, Belapur, and other parts of the region.

Infrastructure-led accessibility continues to reshape buyer preferences, with homebuyers increasingly prioritising suburbs that offer connectivity, affordability, and long-term appreciation potential.

This shift has positioned Taloja as an attractive destination for both end-users and developers planning future residential launches.

Rohinjan Emerging as a Residential Micro-Market

Located within the Taloja belt, Rohinjan village has witnessed rising developer activity due to land availability and strategic connectivity. The locality’s proximity to major highways, upcoming infrastructure projects, and planned urban development has made it a preferred acquisition zone for residential projects.

As Navi Mumbai expands beyond its established residential hubs, micro-markets like Rohinjan are beginning to attract institutional and developer interest, signalling the next phase of suburban real estate growth.

What This Deal Indicates for Navi Mumbai’s Residential Market

The ₹32.70 crore acquisition by Apex Realty highlights a broader trend of developers moving early into infrastructure-backed suburban corridors before pricing matures.

With metro connectivity, road upgrades, and the upcoming Navi Mumbai International Airport expected to accelerate regional growth, locations such as Taloja are likely to remain on the radar for future land acquisitions and residential development.

For Navi Mumbai’s residential market, the transaction reinforces a clear trend—developers are increasingly betting on emerging micro-markets where infrastructure and affordability converge to create long-term growth opportunities.
