Amazon Data Services India Private Limited has acquired a 10.61-acre land parcel in Ambernath, near Mumbai, for ₹125.13 crore. According to property registration documents reviewed by CRE Matrix, Lodha Developers Limited sold the land. The acquisition reinforces Amazon’s commitment to India’s digital infrastructure. It also expands the company’s presence in the Mumbai Metropolitan Region (MMR).
What Does the Transaction Involve?
Amazon Data Services purchased a land parcel measuring 42,955 square metres across the villages of Asode and Burdul in Ambernath taluka, Thane district. The company subsequently executed the transaction through a deed of conveyance, which authorities registered on May 26, 2026.
Additionally, the buyer paid a stamp duty of ₹7.50 crore and registration fees of ₹30,000 to complete the transaction.
Where Is the Land Located?
The acquired land spans two villages in Ambernath:
- 34,135 sq m in Asode village
- 8,820 sq m in Burdul village
Together, the parcels cover 42,955 sq m, equivalent to approximately 10.61 acres. The site lies within the rapidly developing Palava micro-market. Therefore, the area has emerged as a key destination for industrial, logistics, and data centre investments.
Why Is This Acquisition Significant?
The transaction marks Amazon’s second major land acquisition from Lodha Developers in the Palava region. According to CRE Matrix, Amazon previously acquired 38.18 acres of adjacent land from Lodha Developers in November 2024 for ₹450 crore.
Amazon has secured an additional 10.61 acres adjacent to its earlier purchase. This acquisition indicates the company’s continued expansion plans in the area. The acquisition reflects the increasing demand for large-scale digital infrastructure facilities around Mumbai, India’s largest data centre market.
