According to CRE Matrix, Manipal Hospitals has acquired a 2.62-acre land parcel in Andheri from Khubchandani Properties and Investments Pvt Ltd for ₹415 crore, marking a significant investment in one of the city’s most strategic micro-markets.

Deal Highlights and Location Advantage

The transaction was registered on October 7, 2024, with a stamp duty payment of ₹27.33 crore. Andheri remains a preferred destination due to its strong connectivity to business districts, transport infrastructure, and dense residential catchments, making it ideal for large-scale healthcare developments.

Strengthening a Nationwide Healthcare Network

Operating under the Manipal Education and Medical Group, Manipal Hospitals runs a network of 33 hospitals across 17 cities. This acquisition reflects its continued focus on expanding capacity in metro cities and strengthening its presence in high-demand urban markets.

Investment Momentum Across Indian Real Estate

The deal aligns with a broader surge in real estate investments across India. As per CBRE, equity investments rose 46% year-on-year to USD 8.9 billion between January and September 2024 – the highest level recorded since 2018. The July–September quarter alone contributed USD 2.6 billion, driven by both domestic and global investors.

Metro Cities Drive Capital Inflows

Mumbai, alongside Bengaluru and Chennai, continues to lead investment activity, accounting for over 66% of total inflows during the quarter. Land and development sites attracted the largest share, followed by office and retail sectors, highlighting a balanced yet growth-focused investment landscape.
