Tesla Leases Pune Office Space, Marks First Major India Office Setup

Tesla has leased its first operational office space in India at Panchshil Business Park in Pune, according to registration data accessed by data analytics firm CRE Matrix. The move signals a stronger commitment from the electric vehicle giant toward establishing its India presence. It also comes after years of speculation surrounding Tesla’s entry into the Indian market.

The company’s Indian arm, Tesla India Motor & Energy Pvt Ltd, has taken around 5,850 sq ft of office space on lease from Tablespace Technologies for a five-year term. The office is located on the first floor of Panchshil Business Park in Pune.

Lease Details Reflect Long-Term Commitment

Tesla will pay a starting monthly rent of approximately ₹11.65 lakh for the office space. The lease agreement includes a 36-month lock-in period along with a 5% annual rental escalation clause.

The effective starting rental works out to nearly ₹199 per sq ft per month. The agreement also includes an option to renew the lease for another five years.

According to the registration details, the rent commencement date is October 1. Until then, the company is expected to complete interior fit-outs and workspace preparation.

Tesla Strengthens India Entry Plans

The office lease comes shortly after Tesla founder Elon Musk met Prime Minister Narendra Modi last month. The meeting focused on Tesla’s India expansion plans.

Following the meeting, Musk reportedly said Tesla was “finetuning” its India entry strategy. He also said the company was evaluating the right timing for investments in the country.

Reports further quoted Musk saying that Tesla intends to enter India “as soon as humanly possible.” At the same time, the company continues to assess manufacturing and supply chain opportunities in India.

India Pushes for Local Manufacturing Ecosystem

The Indian government reportedly wants Tesla to follow a manufacturing approach similar to Apple. The government wants the company to partner with local suppliers and manufacturers instead of relying heavily on fully-owned Chinese component companies.

India currently lacks large-scale domestic production capacity for several critical EV components, forcing manufacturers to depend on Chinese imports for key parts used in electric vehicle manufacturing.

Government officials have also encouraged Tesla to build stronger local sourcing partnerships if it plans to establish manufacturing operations in the country.

India Entry Has Seen Multiple Delays

Tesla first registered its India subsidiary in Bengaluru in 2021 after years of discussions around entering the Indian EV market.

Earlier reports had suggested that the company was planning office space and a retail showroom in Mumbai’s Lower Parel area. However, those plans did not materialize.

Over the past few years, Tesla has also pushed for lower import duties on electric vehicles. They have argued that reduced tariffs would help the company test demand in India before committing to large-scale manufacturing investments.

The new Pune office lease now appears to be Tesla’s most concrete operational step in India so far.
