Tata AIA Leases 98,000 Sq Ft Office Space in Thane for ₹91 Crore

Tata AIA Life Insurance Company Limited has leased 98,671.09 sq ft of office space in Thane, near Mumbai, for a lease tenure of nearly 10 years. According to property registration documents accessed by CRE Matrix, the company will pay a total rent of ₹91 crore for the commercial premises at Centaurus, Hiranandani Estate, on Ghodbunder Road.

What Are the Deal Details of Tata AIA’s Thane Office Lease?

The transaction, registered on July 31, 2026, involves Roma Builders Private Limited, an entity of the House of Hiranandani Group managed by Surendra Hiranandani.

Tata AIA has leased the office premises for nine years and 11 months, with the lease commencing on March 1, 2026. The property is located on the 15th floor of Centaurus at Hiranandani Estate and comes with 100 car parking spaces.

The scale of the transaction reflects the company’s requirement for a sizeable corporate workplace. Moreover, the location on Ghodbunder Road provides access to a well-established mixed-use development in Thane West.

What Is Tata AIA Paying for the Leased Office?

The registered agreement sets the initial monthly rent at ₹67.1 lakh. This translates to approximately ₹68 per sq ft per month based on the chargeable area of 98,671.09 sq ft.

However, Tata AIA will start paying rent from November 1, 2026. The company has received an eight-month fit-out period from March 1, 2026, to October 31, 2026, giving it time to prepare and customise the office premises before rental payments begin.

The agreement also provides for a 5% annual escalation in rent. Based on the registered monthly rent and the stated escalation structure, the total base rent over the 119-month lease period would be approximately ₹100.23 crore if the escalation applies annually throughout the tenure.

What Additional Charges Does the Lease Include?

In addition to the base rent, Tata AIA will pay common area maintenance (CAM) charges of ₹10 per sq ft per month. Based on the chargeable area, the monthly CAM outgo works out to approximately ₹9.87 lakh.

The agreement also includes a security deposit of ₹6.71 crore, equivalent to around 10 months of the initial monthly rent.
