Mumbai’s commercial real estate market continues to reward long-term investors, and Bollywood actor Madhuri Dixit has added another successful transaction to that trend. According to property registration documents reviewed by CRE Matrix, the actor has sold a commercial office in Andheri West for ₹4.85 crore, generating an impressive return on an investment made 18 years ago.

The transaction reflects the strong capital appreciation witnessed in one of Mumbai’s established commercial office markets. Moreover, the deal highlights how strategically located commercial assets continue to create long-term value for property owners.

Transaction Details

The transaction involves a commercial office located on the fourth floor of Morya Landmark-II Premises Co-operative Society Ltd. in Oshiwara, Andheri (West). The office measures 1,594.24 sq. ft. (carpet area) and was sold to Frames Production Company under an agreement registered on June 23, 2026.

The transaction attracted a stamp duty of ₹29.10 lakh and also includes three car parking spaces, making it a significant commercial real estate deal in one of Mumbai’s prominent business locations.

How Much Has the Property Appreciated Since 2008?

Registration records reveal that Madhuri Dixit purchased the same office on May 14, 2008, for ₹52.50 lakh.

With the latest sale valued at ₹4.85 crore, the property has appreciated by approximately 824%, translating to more than 9.2 times its original purchase price over 18 years. The transaction demonstrates the long-term wealth creation potential of well-located commercial real estate assets in Mumbai.

How Has Madhuri Dixit Managed Her Commercial Real Estate Portfolio?

The latest sale forms part of a series of strategic real estate transactions undertaken by Madhuri Dixit and her husband, Dr. Shriram Nene, over the past two years.

Earlier, in December 2025, Madhuri Dixit and Dr. Nene sold their Juhu apartment for ₹3.9 crore, more than doubling the ₹1.95 crore they had paid for the property in 2012. These transactions reflect a disciplined approach to actively managing and monetising their real estate portfolio.

Did the Andheri Office Generate Rental Income Before the Sale?

Yes. Before selling the property, Madhuri Dixit had already generated recurring income from the asset.

The office at Morya Landmark-II was leased in late 2024 at a monthly rent of ₹3 lakh. After earning rental income from the property, she eventually monetised the asset through the latest sale, maximising both rental yields and capital appreciation.
