DMart Operator Avenue Supermarts Buys Premium Commercial Property in Thane for ₹99 Crore

Avenue Supermarts Ltd. (ASL), the company behind the DMart retail chain, has acquired a commercial property in Thane for ₹99.27 crore. The deal strengthens Avenue Supermarts’ long-standing preference for owning strategically located retail properties instead of leasing them. According to property registration documents reviewed by CRE Matrix, the transaction was registered on June 30, 2026. This highlights yet another significant investment in the company’s expanding real estate portfolio.

The acquisition includes the ground, first, second, and third floors, along with the upper basement parking, in Building No. 6 at Kolshet, Thane, purchased from Regency Shelters LLP.

What Does the Thane Property Acquisition Include?

The newly acquired commercial asset offers a built-up area of 6,530.86 square metres (70,298 sq ft). In addition, the deal includes 46 car parking spaces and 47 two-wheeler parking spaces. Therefore, it is suitable for large-format retail operations.

Furthermore, Avenue Supermarts paid ₹6.95 crore in stamp duty to complete the registration, underlining the scale of the transaction.

How Does This Compare with DMart’s Recent Bengaluru Purchase?

The Thane acquisition follows another major real estate investment completed less than three months earlier. In April 2026, Avenue Supermarts purchased an entire commercial building in Panathur, East Bengaluru, for ₹106.2 crore.

That property spans approximately 1.70 lakh sq ft. Located near the Outer Ring Road and several major IT parks, the asset strengthens DMart’s presence in one of Bengaluru’s fastest-growing commercial corridors.

Together, the Thane and Bengaluru transactions are valued at more than ₹205 crore. This indicates the company’s continued investment in owned commercial real estate.

Unlike many organised retailers that rely heavily on leased stores, Avenue Supermarts has consistently adopted an asset-heavy expansion model. By purchasing strategically located commercial properties, the company gains greater control over occupancy costs.
