Deloitte Expands Pune Presence with 1.56 Lakh Sq. Ft. Office Lease in Kharadi

India’s commercial real estate sector continues to attract large occupiers, with global consulting major Deloitte expanding its footprint in Pune. According to documents accessed through CRE Matrix, Deloitte Consulting India has leased approximately 1.56 lakh sq. ft. of office space at International Tech Park Pune, reinforcing the city’s growing prominence as a commercial hub.

Deal Details

Deloitte Consulting India has secured nearly 1.56 lakh sq. ft. of office space across two floors at International Tech Park in Pune’s Kharadi locality under a 10-year lease agreement. The company has leased approximately 77,969 sq. ft. on each floor, with rentals ranging between ₹79 and ₹80 per sq. ft. per month.

Based on the agreed rental structure and escalation clauses, the total lease commitment is estimated at nearly ₹176 crore over the tenure. The agreement also includes a three-year lock-in period and a rental escalation of 15% every three years.

In addition to the base rent, Deloitte will pay maintenance charges for the leased area and has deposited ₹7.44 crore as security. The company has also secured exclusive access to 156 parking spaces as part of the transaction.

This lease aligns with Deloitte’s aggressive expansion strategy in India as the company continues to scale its workforce and service capabilities.
