AllerIndia Buys Windsor Machines’ Industrial Property in Thane for ₹162 Crore

Thane’s industrial real estate market continues to attract redevelopment-driven investments. AllerIndia Developers has acquired the leasehold rights to a 21,912-square metre industrial site in Wagle Industrial Estate from Windsor Machines Ltd in a transaction valued at ₹162 crore.

According to data accessed by CRE Matrix, the deal was registered on July 10, 2026, highlighting the sustained demand for strategically located industrial land within the Mumbai Metropolitan Region. As developers increasingly target older industrial assets, transactions like this demonstrate the growing preference for redevelopment opportunities in well-connected business districts.

Transaction Details

The acquisition covers two adjoining leasehold plots allotted by the Maharashtra Industrial Development Corporation (MIDC):

  • Plot E-6: 14,312 sq. metres
  • Plot E-6A: 7,600 sq. metres

Together, the plots measure 21,912 sq. metres and are located at Village Panchpakhadi in Thane’s well-established Wagle Industrial Estate.

The agreement transfers the balance leasehold rights over both properties along with the existing buildings and structures. However, the transfer remains subject to MIDC’s approval and completion of the required assignment formalities.

The total transaction value stands at ₹162 crore, inclusive of applicable taxes.

Before executing the agreement, AllerIndia Developers paid ₹54 crore in three instalments. The company will pay the remaining ₹108 crore after completing the lease assignment process and satisfying all agreed conditions. Additionally, the agreement allows for the deduction of applicable Tax Deducted at Source (TDS) from the transaction value.

The property registration attracted ₹7.29 crore in stamp duty, while the registration fee amounted to ₹30,000.

What Is the History of the MIDC Leasehold Rights?

The industrial land has remained under a long-term MIDC lease since the 1960s and 1970s. Over the decades, the leasehold rights transferred through several corporate name changes before ultimately vesting with Windsor Machines Ltd.

Now, AllerIndia Developers will receive the remaining lease tenure along with ownership of the existing structures after MIDC grants its approval for the transfer.

What Responsibilities Will AllerIndia Developers Undertake?

Under the agreement, AllerIndia Developers will manage the complete transfer process. The company will:

  • Obtain MIDC’s transfer order
  • Pay the applicable transfer premium and related charges
  • Comply with all regulatory requirements governing the assignment

Once these formalities conclude and Windsor Machines receives the remaining consideration, the seller will hand over possession of the property.
