Accenture Signs ₹900 Crore Lease for Over 1 Million Sq Ft Office Space in Hyderabad

Accenture has leased more than 1 million sq ft of office space at Aparna Technopolis in Hyderabad through a long-term 10-year agreement. This reaffirms the city’s appeal among multinational occupiers and Global Capability Centres (GCCs). According to documents accessed through CRE Matrix, the transaction involves over 10 lakh sq ft of office space. This includes a minimum rental commitment of nearly ₹900 crore, excluding rental escalations. The deal highlights the continued demand for large-format, institutional-grade office campuses in India’s leading technology markets.

What Are the Key Details of Accenture’s Hyderabad Office Lease?

Accenture’s primary Indian delivery and technology arm has leased 10,16,912 sq ft across 21 floors at Aparna Technopolis in Kondapur. The company has taken floors 1 to 11 in Block A and floors 2 to 11 in Block B. The agreement was registered on June 10.

The lease carries a security deposit of ₹29.5 crore and starts at a monthly rental of ₹74 per sq ft for office space. On the other hand, the cafeteria area will attract a rent of ₹37 per sq ft. Additionally, the lease includes 996 exclusive car parking slots, with 976 allocated to office operations. The remaining 20 are designated for the cafeteria facility. The extensive parking provision supports the needs of a large workforce and enhances the functionality of the campus-style workplace.

The transaction has been structured in two phases, with lease tenures extending up to 10 years. Meanwhile, rent payments for the respective phases will commence between December 2026 and February 2027. Consequently, this phased arrangement provides Accenture with greater flexibility to align occupancy with its expansion plans.

What Does the Lease Structure Reveal About Accenture’s Long-Term Commitment?

The agreement follows a phased structure. The first phase commenced on April 1, 2026, with a lease tenure of 10 years, while the second phase will begin on September 1 and run for nine years and seven months.

Although occupancy begins earlier, rent payments will commence later. The first phase will become rent-bearing from December 16, 2026, while the second phase will start generating rental payments from February 1, 2027. This structured approach allows occupiers to align workspace activation with business expansion plans.

Why Does Hyderabad Continue to Attract Large Office Leasing Transactions?

Hyderabad has emerged as one of India’s most active office markets, driven by strong demand from technology firms, GCCs, engineering companies, and research-led enterprises. Also, the city offers large floor plates, competitive occupancy costs, and a growing supply of institutional-grade office developments.

Furthermore, Hyderabad provides occupiers with the scalability required for future growth. These advantages continue to position the city as a preferred destination for multinational corporations seeking long-term office solutions.

Recent Transactions

Hyderabad continues to witness strong office market activity, driven by demand from technology firms, Global Capability Centres (GCCs), and multinational corporations. Large-scale leasing transactions and expanding corporate footprints are reinforcing the city’s position as one of India’s leading office destinations.

In a recent transaction, Tech Mahindra leased nearly 3.97 lakh sq ft of office space through a 10-year lease agreement in the same premises. In another transaction, Hartford Global Services leased 1.59 lakh sq ft of office space in Gachibowli, one of the city’s key IT corridors.
