Sajid Nadiadwala’s Production House Leases Andheri Office for ₹2.46 Crore

Sajid Nadiadwala’s production house, Nadiadwala Grandson Entertainment Private Limited, has leased two commercial office units in Andheri West, Mumbai, to Rhea and Dia Enterprises Pvt. Ltd. for a total rent of ₹2.46 crore over a 28-month period. According to property registration documents accessed by CRE Matrix, the lease commenced on August 1, 2026, with a starting monthly rent of ₹8.27 lakh.

What Are the Key Details of the Office Lease?

The leased premises are located on the eighth floor of Lotus Grandeur, a commercial building in Andheri West. The agreement includes two car parking spaces, while the registered documents do not specify the total area of the office units.

The parties registered the lease agreement on September 1, 2026. Under the terms of the agreement, Rhea and Dia Enterprises will pay a monthly licence fee of ₹8,26,875 and provide a security deposit of ₹30 lakh.

The lease also carries a 12-month lock-in period, requiring the tenant to maintain the agreed occupancy commitment during the first year.

How Will the Rent Increase During the Lease?

The agreement provides for a 5% rent escalation every 12 months. Accordingly, the monthly rent will increase from ₹8.27 lakh during the first 12 months to approximately ₹8.68 lakh from the 13th month. Subsequently, the rent will rise to around ₹9.12 lakh for the final four months of the 28-month lease.

Considering these annual escalations, the total rent payable over the entire 28-month lease period works out to approximately ₹2.46 crore.

Why Is Andheri West an Important Commercial Market?

Andheri West remains one of Mumbai’s established commercial and residential real estate markets. In particular, the Veera Desai Road area has developed into a mixed-use business hub with corporate offices, production houses, creative businesses and residential projects.

Consequently, the locality continues to attract businesses looking for commercial office space with access to established residential and business catchments.

The presence of production houses and creative businesses also makes the area relevant to companies operating in the media and entertainment sector.
