Transaction Details
Bajpayee purchased the land from Vimalchand Khimraj Jain. The transaction covers approximately 1.80 hectares and carries a consideration value of Rs 1.37 crore. Based on the registered consideration, the land cost works out to around Rs 30.9 lakh per acre.
The acquisition expands Bajpayee’s real estate holdings beyond Mumbai. Over the years, the actor and his wife, Shabana Raza Bajpaye, have acquired, leased and sold properties across Mumbai’s residential and commercial markets.
How has Bajpayee built his Mumbai property portfolio?
In April 2025, Manoj Bajpayee leased out two office units in the broader Andheri West commercial market to Barcode Influencer Marketing Pvt Ltd. They signed a five-year lease with a starting monthly rent of Rs 10.94 lakh and a 5% annual escalation. The agreement also included a Rs 43.7 lakh security deposit and six parking spaces.
The transaction reflects the continued demand for well-located commercial office space in Mumbai’s established business districts. Andheri West, in particular, remains an active commercial market, attracting businesses across sectors seeking accessible locations, established infrastructure and quality office assets.
Why is Mulshi attracting celebrity land buyers?
Bajpayee’s latest acquisition comes as Mulshi gains attention among celebrities and high-net-worth individuals seeking larger land parcels outside Mumbai. The region’s relatively large land holdings and proximity to Pune have contributed to its appeal as a destination for such acquisitions.
For instance, actor Ranbir Kapoor acquired four adjoining land parcels in Pimpri village, also in Mulshi taluka, in April 2026. The parcels collectively span approximately 25.7 acres. The actor purchased them for a combined Rs 16.42 crore, according to property registration documents accessed by CRE Matrix.
Together, the transaction comprised four plots measuring 21,400 sq m, 29,900 sq m, 43,800 sq m and 8,900 sq m. The largest parcel alone was purchased for Rs 7.07 crore.
What does Bajpayee’s Mulshi purchase indicate?
Bajpayee’s acquisition highlights the continued interest in large land parcels in Mulshi among prominent buyers. Moreover, the transaction adds another high-profile purchase to the area’s recent property activity.
With celebrity acquisitions involving sizeable parcels emerging in the region, Mulshi is increasingly gaining visibility as a destination for large-scale land purchases near Pune.
