Mumbai’s slum rehabilitation landscape is witnessing another major redevelopment push as Shanti Om Residency has entered into a ₹529.98 crore joint development agreement (JDA) with Ten X Realty South Ltd for an SRA project in Kalachowki, Central Mumbai. According to property registration data accessed by CRE Matrix, the agreement marks one of the larger SRA redevelopment transactions registered in Mumbai in 2026. This includes over 10.6 acres of land on Parel Tank Road.

The JDA, registered on July 15, 2026, covers multiple land parcels across the Parel-Shivdi division. The transaction attracted a stamp duty payment of ₹38.49 crore. This indicates the scale and significance of the redevelopment opportunity in one of Mumbai’s established residential micro-markets.

How Large Is the Kalachowki SRA Redevelopment Project?

The redevelopment project spans approximately 43,224.58 sq m, with an approved scheme area of around 22,731.60 sq m. The proposed development includes a total built-up area of nearly 23.92 lakh sq ft. This makes it one of the prominent SRA projects currently moving forward in Central Mumbai.

The project comprises two key components. The first is a rehabilitation component spanning approximately 11.97 lakh sq ft, which will be developed for eligible slum residents. The other is a free-sale component of around 10.96 lakh sq ft. This will contribute to the project’s marketable residential inventory.

Furthermore, the redevelopment initiative will rehabilitate 2,790 eligible slum residents across 32 proposed cooperative housing societies.

What Are the Commercial Terms of the ₹530 Crore Development Deal?

Under the agreement, Shanti Om Residency will continue as the developer, while Ten X Realty South Ltd has been appointed as the joint developer for executing the SRA redevelopment project.

The total consideration value of ₹529.98 crore comprises multiple financial components. This includes ₹359.08 crore towards the developer’s share. Additionally, ₹165 crore as reimbursement for rehabilitation-related expenses, and ₹36 crore as an interest-free refundable security deposit.

Moreover, the free-sale portion of the project will be divided between both parties, with 55% allocated to the developer and 45% assigned to the joint developer.

Kalachowki, located within the Parel-Shivdi corridor, has gained prominence due to its strategic connectivity and proximity to key commercial hubs such as Lower Parel. This growth is further supported by the limited availability of large land parcels across central Mumbai.

Moreover, infrastructure upgrades across Central Mumbai have strengthened the redevelopment potential of areas such as Parel, Kalachowki and surrounding neighbourhoods. As greenfield land becomes increasingly scarce, developers are turning towards SRA and cluster redevelopment projects. These projects have emerged as important avenues for creating new residential inventory in established locations.

Although the Kalachowki project is significantly smaller than mega urban renewal initiatives such as the Dharavi Redevelopment Project, it represents one of the larger SRA redevelopment transactions registered in Mumbai recently.
