Mumbai’s warehousing market has witnessed another major leasing activity. According to property registration documents accessed by CRE Matrix, Amazon Seller Services Private Limited has leased more than 4.17 lakh sq. ft. of warehouse space in Bhiwandi. The lease has an estimated rental commitment of over ₹162 crore. The agreement reflects the growing demand for large warehousing facilities across India’s logistics sector.

The warehouse is located in the villages of Dohale and Bokhari in Bhiwandi. The lease agreement was registered on June 29, 2026. However, the lease term started on June 11, 2026. Bhiwandi continues to strengthen its position as one of India’s leading warehousing hubs.

Transaction Details

Amazon Seller Services has leased the property for 9 years. The property offers a chargeable area of more than 4.17 lakh sq. ft. The agreement supports Amazon’s expanding logistics network around Mumbai. It also highlights the company’s long-term focus on supply chain infrastructure.

The monthly rent has been fixed at ₹1.27 crore. The rent works out to ₹30.34 per sq. ft. Rent payments will begin on October 11, 2026. The tenant has also deposited ₹3.80 crore as a security deposit.

The lease agreement includes a 5% annual rent escalation throughout the lease period. In addition, Amazon will pay common area maintenance (CAM) charges of ₹2 per sq. ft. every month. These terms are commonly seen in large Grade A warehousing agreements.

Based on the lease tenure and annual rent increases, the total rental commitment is estimated to exceed ₹162 crore. The agreement reflects a long-term commitment to one of India’s fastest-growing logistics markets.
