Mumbai’s redevelopment market continues to attract strong developer interest, with the latest transaction highlighting growing momentum in slum rehabilitation-led residential projects. According to property registration documents accessed through CRE Matrix, Sheth Homes, part of the Ashwin Sheth Group, has entered into a joint development agreement with Bombay Slum Redevelopment Corporation for a large residential project in Kandivali, Mumbai.
The transaction reflects rising developer confidence in Mumbai’s suburban redevelopment opportunities, where large land parcels remain limited and demand for residential supply continues to stay strong.
Deal Details
Sheth Homes has secured development rights for the free-sale component of a slum rehabilitation project spread across nearly 8 acres in Kandivali. The project is expected to deliver close to 1 million sq ft of saleable area.
As part of the agreement, Sheth Homes will invest over ₹400 crore and will also pay a ₹100 crore deposit in tranches for acquiring development rights. The agreement, registered on February 3, attracted stamp duty of nearly ₹12 crore, according to documents reviewed through CRE Matrix.
Under the revenue-sharing arrangement, Sheth Homes will receive 61% of the project revenue, while Bombay Slum Redevelopment Corporation will hold a 39% share. Based on current market valuations, Sheth Homes’ share is estimated at around ₹236 crore.
