Nearly \u20b996,000 crore worth of homes priced above \u20b95 crore were sold  across the major residential markets tracked by <a href=\"https:\/\/www.crematrix.com\/\">CRE Matrix<\/a> in H1 2026.<\/p>\n\n\n\n<p>The latest data highlights where demand for high-value homes was concentrated, which markets led the segment, and how India&#8217;s major cities compared in terms of primary home sales.<\/p>\n\n\n\n<h2><strong>Which city sold the most homes worth \u20b95 crore and above?<\/strong><\/h2>\n\n\n\n<p>NCR led India&#8217;s major residential markets with \u20b941,440 crore worth of homes sold above \u20b95 crore in H1 2026. The market recorded 4,401 units in this price category, making it the largest market both by sales value and number of homes among the other markets.<\/p>\n\n\n\n<p>NCR&#8217;s sales value was significantly higher than the other markets tracked. Its \u20b941,440 crore sales were around 69% higher than MMR and nearly 2.7 times Hyderabad&#8217;s \u20b915,151 crore.<\/p>\n\n\n\n<p>The numbers point to strong demand for high-value housing in the NCR during the first half of the year.<\/p>\n\n\n\n<h2><strong>MMR ranked second with \u20b924,549 crore in sales<\/strong><\/h2>\n\n\n\n<p>The Mumbai Metropolitan Region (MMR) ranked second, recording \u20b924,549 crore worth of homes above \u20b95 crore sold during H1 2026.<\/p>\n\n\n\n<p>The region recorded 2,294 units in this price category.<\/p>\n\n\n\n<p>While MMR remained behind NCR in both sales value and units, the data places Mumbai as one of India&#8217;s most important high-value residential markets.<\/p>\n\n\n\n<p>MMR also remained India&#8217;s largest housing market overall by share of Tier-1 primary housing sales during H1 2026, accounting for 26% of the national sales value, according to CRE Matrix&#8217;s India Housing Report for September 2026.<\/p>\n\n\n\n<p>Here, MMR includes Mumbai, Thane, Navi Mumbai, Raigad, and Palghar.<\/p>\n\n\n\n<h2><strong>Hyderabad recorded \u20b915,151 crore in high-value sales<\/strong><\/h2>\n\n\n\n<p>Hyderabad ranked third, with \u20b915,151 crore worth of homes priced above \u20b95 crore sold in H1 2026. The city recorded 1,899 units in this segment. <\/p>\n\n\n\n<p>Hyderabad&#8217;s performance is particularly notable because it emerged as one of India&#8217;s strongest residential markets across multiple price categories. <\/p>\n\n\n\n<p>Its \u20b95 crore-plus sales were significantly higher than Bengaluru&#8217;s \u20b9 6,679 crore, placing Hyderabad firmly in the second tier of India&#8217;s high-value housing markets after NCR and MMR.<\/p>\n\n\n\n<h2><strong>Bengaluru recorded \u20b96,679 crore in sales<\/strong><\/h2>\n\n\n\n<p>Bengaluru recorded \u20b96,679 crore worth of \u20b95 crore-plus homes sold during H1 2026. The city accounted for 729 units. <\/p>\n\n\n\n<p>While Bengaluru ranked fourth in the \u20b95 crore-plus category, its broader upper-end housing market remains significant. The city also recorded strong sales in the \u20b92\u20135 crore price segment during the first half of 2026.<\/p>\n\n\n\n<p>This suggests that Bengaluru&#8217;s high-value housing demand extends beyond the ultra-luxury segment and includes a wider base of affluent homebuyers.<\/p>\n\n\n\n<h2><strong>Ahmedabad crossed \u20b92,400 crore<\/strong><\/h2>\n\n\n\n<p>Ahmedabad recorded \u20b92,477 crore in sales of homes priced above \u20b95 crore. The market saw 341 units sold in this category.<\/p>\n\n\n\n<p>The data also includes Gandhinagar within Ahmedabad&#8217;s market definition.<\/p>\n\n\n\n<p>Although Ahmedabad&#8217;s high-value housing market is considerably smaller than NCR, MMR and Hyderabad, the city has established a measurable presence in India&#8217;s \u20b95 crore-plus residential segment.<\/p>\n\n\n\n<h2><strong>Kolkata, Chennai and Pune: Market Performance<\/strong><\/h2>\n\n\n\n<p>Kolkata recorded \u20b92,445 crore worth of sales of homes priced above \u20b95 crore in H1 2026, across 249 units. Its total sales value was almost comparable to Ahmedabad\u2019s \u20b92,477 crore, despite Kolkata recording fewer transactions. This shows how average transaction values can differ significantly across markets within the same price segment.<\/p>\n\n\n\n<p>Chennai recorded \u20b92,277 crore in sales of homes priced above \u20b95 crore during H1 2026, across 289 units. The city recorded more transactions than Kolkata, but its overall sales value remained slightly lower. This reflects the variation in transaction values across high-value housing markets.<\/p>\n\n\n\n<p>Pune recorded \u20b9878 crore in sales of \u20b95 crore-plus homes across 113 units, the lowest sales value among the eight markets covered. The Pune market definition includes Pune PMC and Pune PCMC.<\/p>\n\n\n\n<p>While Pune had the smallest high-value sales pool among the markets covered, the \u20b95 crore-plus segment represents only one part of its broader residential market. The data indicates that ultra-high-value housing accounts for a relatively smaller share of primary residential sales in Pune compared with markets such as NCR, MMR and Hyderabad.<\/p>\n\n\n\n<h2><strong>NCR, MMR and Hyderabad dominated the segment<\/strong><\/h2>\n\n\n\n<p>The most striking feature of the data is the concentration of \u20b95 crore-plus housing demand. NCR, MMR and Hyderabad together recorded \u20b981,140 crore worth of sales.<\/p>\n\n\n\n<p>They also accounted for 8,594 homes sold above \u20b95 crore. That means these three markets generated approximately 85% of the combined sales value across the eight markets shown in the infographic.<\/p>\n\n\n\n<p>NCR alone contributed roughly 43% of the total sales value. MMR accounted for around 26%, while Hyderabad contributed approximately 16%.<\/p>\n\n\n\n<p>The remaining five markets together accounted for only around 15% of the sales value.<\/p>\n\n\n\n<p>This concentration shows that India&#8217;s ultra-high-value residential market continues to be driven by a relatively small number of established residential hubs.<\/p>\n\n\n\n<h2><strong>What does this say about India&#8217;s luxury housing market?<\/strong><\/h2>\n\n\n\n<p>The \u20b95 crore-plus segment provides an important view of India&#8217;s evolving residential market.<\/p>\n\n\n\n<p>At the broader Tier-1 level, primary housing sales reached <span style=\"box-sizing: border-box; margin: 0px; padding: 0px;\">about <\/span>\u20b93.63 lakh crore in H1 2026, according to CRE Matrix&#8217;s&nbsp;<a href=\"https:\/\/www.crematrix.com\/research\/report-details\/307\/india-housing-report-september26\">India Housing Report September 26<\/a>&nbsp;and the National Association of Realtors \u2013 India.<\/p>\n\n\n\n<p>Around 2.58 lakh homes were sold, while approximately 2.98 lakh units were launched during the period.<\/p>\n\n\n\n<p>The average ticket size stood at around \u20b91.41 crore.<\/p>\n\n\n\n<p>Against this broader market, \u20b95 crore-plus homes represent a much smaller share of total housing transactions. However, their contribution to overall sales value is disproportionately high because of the significantly higher ticket sizes involved.<\/p>\n\n\n\n<p>The trend also cannot be viewed in isolation from the broader upper-end housing market.<\/p>\n\n\n\n<p>The \u20b92\u20135 crore segment also recorded substantial sales across India&#8217;s major residential markets during H1 2026, indicating that demand is not restricted to the ultra-luxury \u20b95 crore-plus category.<\/p>\n\n\n\n<h2><strong>What the Data Shows<\/strong><\/h2>\n\n\n\n<p>The H1 2026 numbers underline how India&#8217;s residential market is becoming increasingly segmented by both price and geography.<\/p>\n\n\n\n<p>At the top end, NCR has established a significant lead, while MMR and Hyderabad form the next major centres of \u20b95 crore-plus housing demand.<\/p>\n\n\n\n<p>Bengaluru follows with a sizeable high-value market, while Ahmedabad, Kolkata, Chennai and Pune contribute smaller but meaningful volumes.<\/p>\n\n\n\n<p>The data also shows why looking only at overall housing sales can miss important shifts within the market.<\/p>\n\n\n\n<p>A city may have strong overall residential demand without necessarily having a large \u20b95 crore-plus segment.
