Nadiadwala Grandson Entertainment Private Limited, the production house of filmmaker-producer Sajid Nadiadwala, has entered into an 11-month office lease arrangement with Rhea and Dia Enterprises at Lotus Grandeur in Andheri West, Mumbai. According to property documents accessed by CRE Matrix<\/a>, the deal covers two office units and two reserved parking spaces, with the entire \u20b955 lakh licence fee paid upfront.<\/p>\n\n\n\n

What are the key details of the Andheri West office deal?<\/strong><\/h2>\n\n\n\n

The latest registered leave and licence agreement covers two office spaces on the eighth floor of Lotus Grandeur on Veera Desai Road Extension. The agreement was registered on September 21, 2026.<\/p>\n\n\n\n

The monthly licence fee is \u20b95 lakh. Therefore, the total licence fee for the 11-month tenure comes to \u20b955 lakh.<\/p>\n\n\n\n

However, the agreement does not follow a conventional security deposit structure. Instead, the entire licence fee for the 11-month period was paid in advance on September 16, 2026.<\/p>\n\n\n\n

The licence period starts on November 1, 2026, and ends on September 30, 2027. Meanwhile, the agreement provides a fit-out period from September 21 to October 31, allowing fit-out work before the licence fee commencement date.<\/p>\n\n\n\n

The premises also include two reserved car parking spaces at the stilt level.<\/p>\n\n\n\n

When does the licence period begin?<\/strong><\/h2>\n\n\n\n

The licence period is scheduled to begin on November 1, 2026. It will continue for 11 months until September 30, 2027.<\/p>\n\n\n\n

Before the licence period begins, the tenant has been given a fit-out window. This period runs from September 21 to October 31, allowing the office premises to be prepared for use.<\/p>\n\n\n\n

Yes. Nadiadwala Grandson Entertainment Private Limited earlier leased two commercial office units in the same premises to Rhea and Dia Enterprises Pvt. Ltd. for a total rent of \u20b92.46 crore<\/a> over 28 months.<\/p>\n\n\n\n

That agreement covers Office Premises Nos. 803 and 804 on the same eighth floor of Lotus Grandeur. It carries a longer 28-month licence tenure beginning August 1, 2026.<\/p>\n\n\n\n

The monthly licence fee under that agreement was fixed at \u20b98.27 lakh. It also includes a 5% escalation every 12 months and a \u20b930 lakh security deposit.<\/p>\n\n\n\n
