Filmmaker Rakesh Roshan has leased commercial space in Mumbai’s Andheri West to BeingU Studios Pvt Ltd for an initial monthly rent of \u20b97.3 lakh. CRE Matrix<\/a> accessed the property registration documents for the transaction, which was registered on September 9, 2026. The three-year agreement covers two office units at Commerce Centre in Oshiwara and runs from August 1, 2026, to July 31, 2029.<\/p>\n\n\n\n

What are the key details of the transaction?<\/strong><\/h2>\n\n\n\n

Rakesh Roshan has leased Units No. 401 and 402 on the fourth floor of Commerce Centre, B-27, off New Link Road, Oshiwara, Andheri West. The two commercial units have a combined area of 5,574 sq ft and include two car parking spaces.<\/p>\n\n\n\n

The agreement provides for a 5% annual escalation in rent. The monthly rent will increase from \u20b97.3 lakh in the first year to \u20b97.6 lakh in the second year. It will further increase to \u20b98.05 lakh per month in the third year.<\/p>\n\n\n\n

Based on these contracted rates, the property is expected to generate around \u20b92.76 crore in rental income over the three-year term. The scheduled rent amounts to \u20b987.6 lakh in the first year and \u20b991.98 lakh in the second year. It increases to approximately \u20b996.58 lakh in the third year.<\/p>\n\n\n\n

The initial rent translates to approximately \u20b9131 per sq ft per month. The agreement also includes an interest-free refundable security deposit of \u20b910.95 lakh, equivalent to 1.5 months of the initial rent.<\/p>\n\n\n\n

What other property transactions has Rakesh Roshan undertaken recently?<\/strong><\/h2>\n\n\n\n

The latest commercial lease follows several other property transactions involving Rakesh Roshan and his wife, Pramila Rakesh Roshan.<\/p>\n\n\n\n

In August 2026, the couple leased a residential apartment in Mumbai’s JVPD Scheme for an initial monthly rent of \u20b95 lakh<\/a>. The three-year agreement was registered on August 24, 2026, and carries a 5% annual escalation. It also includes a \u20b921.75 lakh security deposit.<\/p>\n\n\n\n

The apartment is located on the second floor of Hiralaya Building on N S Road. The licence commenced on August 15, 2026.<\/p>\n\n\n\n

Earlier, in December 2025, Rakesh Roshan and Pramila Roshan leased a larger commercial property in Andheri West to Fabindia<\/a>. The property at De Mall on Veera Desai Road measures 6,389.47 sq ft and carries an initial monthly rent of \u20b914.5 lakh.<\/p>\n\n\n\n

That five-year agreement includes an \u20b987 lakh security deposit and five car parking spaces. The rent rises from \u20b914.5 lakh in the first year to \u20b915 lakh in the second year and \u20b916 lakh in the third year. It then increases to \u20b918.4 lakh in each of the final two years.<\/p>\n\n\n\n

Meanwhile, Rakesh Roshan also sold a land parcel in Pune for \u20b915 crore<\/a>. The transaction was registered on December 26, 2025.<\/p>\n\n\n\n

More recently, in August 2026, Hrithik Roshan leased nearly 6,000 sq ft of office space in Andheri West to Clearsynth Labs for \u20b917 lakh a month<\/a>.<\/p>\n\n\n\n

That five-year agreement sets the monthly rent at \u20b917 lakh for the first three years and \u20b919.55 lakh for the final two years. The tenant also paid a \u20b968 lakh security deposit.<\/p>\n\n\n\n

In a similar transaction, Hrithik Roshan leased a 2,727 sq ft office space in Mumbai\u2019s Goregaon East to QuantumX Global Private Limited for a total rent of \u20b94.84 crore<\/a> over five years.<\/p>\n\n\n\n

The latest BeingU Studios lease therefore adds another commercial property transaction to the Roshan family’s recent activity in Mumbai’s real estate market.<\/p>\n\n\n\n
