According to property registration documents accessed by <a href=\"https:\/\/www.crematrix.com\/\">CRE Matrix<\/a>, the lease commenced on August 1, 2026, with a starting monthly rent of \u20b98.27 lakh.<\/p>\n\n\n\n<h2><strong>What Are the Key Details of the Office Lease?<\/strong><\/h2>\n\n\n\n<p>The leased premises are located on the eighth floor of Lotus Grandeur, a commercial building in Andheri West. The agreement includes two car parking spaces, while the registered documents do not specify the total area of the office units.<\/p>\n\n\n\n<p>The parties registered the lease agreement on September 1, 2026. Under the terms of the agreement, Rhea and Dia Enterprises will pay a monthly licence fee of \u20b98,26,875 and provide a security deposit of \u20b930 lakh.<\/p>\n\n\n\n<p>The lease also carries a 12-month lock-in period, requiring the tenant to maintain the agreed occupancy commitment during the first year.<\/p>\n\n\n\n<h2><strong>How Will the Rent Increase During the Lease?<\/strong><\/h2>\n\n\n\n<p>The agreement provides for a 5% rent escalation every 12 months. Accordingly, the monthly rent will increase from \u20b98.27 lakh during the first 12 months to approximately \u20b98.68 lakh from the 13th month.
