Filmmaker Rakesh Roshan and his wife, Pramila Roshan, have leased out their apartment in Mumbai’s JVPD area. According to property registration documents accessed by CRE Matrix<\/a>, the three-year agreement could generate total rental income of around \u20b91.89 crore. The property is located in Hiralaya Building on N.S. Road. The transaction adds to recent celebrity-linked residential deals in Mumbai.<\/p>\n\n\n\n

The property is a flat located on the second floor of Hiralaya Building. Rakesh Roshan and Pramila Roshan have entered into a three-year leave and licence agreement. The agreement commenced on August 15, 2026. The transaction was registered on August 24, 2026.<\/p>\n\n\n\n

The starting monthly rent is \u20b95 lakh. The agreement includes a 5% rent escalation every year. The security deposit for the property stands at \u20b921.75 lakh. The area of the apartment was not specified in the available property documents.<\/p>\n\n\n\n

How Will the Rent Increase During the Three-Year Agreement?<\/strong><\/h2>\n\n\n\n

During the first year, the monthly rent is \u20b95 lakh. This results in an annual rental value of \u20b960 lakh. In the second year, the monthly rent will increase by 5% to \u20b95.25 lakh. The annual rent for the second year will therefore reach \u20b963 lakh.<\/p>\n\n\n\n

The rent will increase by another 5% during the third year. The monthly rent will rise to around \u20b95.51 lakh. This will result in an annual rental value of approximately \u20b966.15 lakh. The total rent payable over the complete three-year period is around \u20b91.89 crore.<\/p>\n\n\n\n
