The deal highlights the growing preference for development rights agreements in Mumbai&#8217;s land-constrained real estate market.<\/p>\n\n\n\n<p>According to property registration documents accessed by <a href=\"https:\/\/www.crematrix.com\/\">CRE Matrix<\/a>, the transaction was registered on May 22, 2026, with stamp duty of \u20b99.05 crore paid on the agreement.<\/p>\n\n\n\n<h2><strong>What does the Redevelopment Agreement Include?<\/strong><\/h2>\n\n\n\n<p>The transaction involves Plot No. 1214 of Town Planning Scheme (TPS) No. IV of Mahim, located on Kashinath Dhuru Marg in Dadar West. The 1,937.30-square metre land parcel is currently occupied by Stanrose Apartment.<\/p>\n\n\n\n<p>Through a Deed of Assignment of Development Rights, Standard Industries has transferred irrevocable development rights for the property to Prabhadevi Developer. Therefore, this has enabled the developer to undertake the redevelopment of the site.<\/p>\n\n\n\n<h2><strong>What Consideration Will the Landowner Receive?<\/strong><\/h2>\n\n\n\n<p>The agreement provides a combination of monetary and non-monetary consideration to the landowner.<\/p>\n\n\n\n<p>Specifically, Standard Industries will receive:<\/p>\n\n\n\n<ul><li>Monetary consideration of \u20b9169.51 crore<\/li><li>25,774.61 sq ft of residential RERA carpet area in the redeveloped project<\/li><li>16 car parking spaces, including eight surface parking slots and four parking stack systems capable of accommodating eight additional vehicles<\/li><\/ul>\n\n\n\n<p>As a result, the transaction offers both immediate financial returns and a long-term stake in the redeveloped asset.<\/p>\n\n\n\n<h2><strong>How Much Development Potential Does the Project Offer?<\/strong><\/h2>\n\n\n\n<p>Documents filed with the Maharashtra Stamp Authority show that the redevelopment project can utilize a total permissible built-up area of 10,461.42 square metres under DCPR 2034. The agreement allocates this development potential between the landowner and the developer.<\/p>\n\n\n\n<p>The agreement allocates approximately 2,634.95 square metres to the landowner.
