Accenture has leased more than 1 million sq ft of office space at Aparna Technopolis in Hyderabad through a long-term 10-year agreement. This reaffirms the city’s appeal among multinational occupiers and Global Capability Centres (GCCs). According to documents accessed through CRE Matrix<\/a>, the transaction involves over 10 lakh sq ft of office space. This includes a minimum rental commitment of nearly \u20b9900 crore, excluding rental escalations. The deal highlights the continued demand for large-format, institutional-grade office campuses in India’s leading technology markets.<\/p>\n\n\n\n

What Are the Key Details of Accenture’s Hyderabad Office Lease?<\/strong><\/h2>\n\n\n\n

Accenture’s primary Indian delivery and technology arm has leased 10,16,912 sq ft across 21 floors at Aparna Technopolis in Kondapur. The company has taken floors 1 to 11 in Block A and floors 2 to 11 in Block B. The agreement was registered on June 10.<\/p>\n\n\n\n

The lease carries a security deposit of \u20b929.5 crore and starts at a monthly rental of \u20b974 per sq ft for office space. On the other hand, the cafeteria area will attract a rent of \u20b937 per sq ft. Additionally, the lease includes 996 exclusive car parking slots, with 976 allocated to office operations. The remaining 20 are designated for the cafeteria facility. The extensive parking provision supports the needs of a large workforce and enhances the functionality of the campus-style workplace.<\/p>\n\n\n\n

The transaction has been structured in two phases, with lease tenures extending up to 10 years. Meanwhile, rent payments for the respective phases will commence between December 2026 and February 2027. Consequently, this phased arrangement provides Accenture with greater flexibility to align occupancy with its expansion plans.<\/p>\n\n\n\n

The agreement follows a phased structure. The first phase commenced on April 1, 2026, with a lease tenure of 10 years, while the second phase will begin on September 1 and run for nine years and seven months.<\/p>\n\n\n\n

Although occupancy begins earlier, rent payments will commence later. The first phase will become rent-bearing from December 16, 2026, while the second phase will start generating rental payments from February 1, 2027.
