The transaction highlights the growing trend of public sector entities monetising high-value real estate assets in India\u2019s top commercial districts.<\/p>\n\n\n\n<h2><strong>What Property Has NABARD Acquired in BKC?<\/strong><\/h2>\n\n\n\n<p>The deal involves leasehold rights over a commercial campus spread across nearly two-thirds of an acre in BKC, Mumbai\u2019s premier business district. The property includes two buildings with a total built-up area of around 43,287 sq ft.<\/p>\n\n\n\n<p>The Mumbai Metropolitan Region Development Authority (MMRDA) originally leased the land parcel to Mahanagar Telephone Nigam Ltd (MTNL) in April 1998. The lease tenure was set for 80 years. With the latest transaction, NABARD has acquired the remaining leasehold rights for the property. The balance of the unexpired lease tenure is nearly 52 years and will continue until around April 2078.<\/p>\n\n\n\n<p>The deed of assignment for the leasehold property was registered on May 8. It attracted stamp duty exceeding Rs 21 crore.<\/p>\n\n\n\n<h2><strong>How Did NABARD Secure the Leasehold Transfer?<\/strong><\/h2>\n\n\n\n<p>The transfer became effective after MMRDA approved the assignment in February this year. Following the approval, MTNL assigned all remaining leasehold and sub-lease rights in the property to the National Bank for Agriculture and Rural Development.<\/p>\n\n\n\n<p>As part of the agreement, NABARD officially stepped into MTNL\u2019s position as the leaseholder and sub-lessee under MMRDA for the BKC property.<\/p>\n\n\n\n<p>The agreement also confirmed that NABARD has fully paid the consideration amount. On the other hand, MTNL has provided an irrevocable discharge of all rights, claims, and interests linked to the property.<\/p>\n\n\n\n<h2><strong>Why Is BKC a Strategic Location for Institutional Buyers?<\/strong><\/h2>\n\n\n\n<p>Bandra-Kurla Complex remains India\u2019s most expensive and sought-after commercial business district. These include:<\/p>\n\n\n\n<ul><li>Ground rent payable to MMRDA<\/li><li>Transfer fees and differential premium<\/li><li>Municipal taxes<\/li><li>Maintenance charges and related outgoings<\/li><\/ul>\n\n\n\n<p>Therefore, the transfer effectively shifts all operational and financial responsibilities tied to the campus from MTNL to NABARD.<\/p>\n\n\n\n<h2><strong>Why Are PSU
